CONSTRUCTION LOANS

 Rates generally range from 9% to 11%, interest-only during construction. Loan terms: 12 to 30 months, depending on project stage. Fees: 2%–4% at closing. Example: A $2,000,000 construction loan at 10% for 18 months equals approximately $16,667 monthly interest.

COMMERCIAL / CONVENTIONAL FINANCING

Rates vary from 6% to 9%, fixed or adjustable. Terms: 5 to 30 years, with interest-only or amortized options. Fees: 1%–3% depending on loan size and structure. Example: A $3,000,000 loan at 7% over 25 years equals $21,200 monthly amortized payment.

YACHT, ART & AIRCRAFT FINANCING

Rates typically range from 3.5% to 5%, interest-only. Terms: 2 to 5 years. Fees: 1%–2% origination, no prepayment penalty. Example: A $5,000,000 yacht loan at 4% equals $16,667 monthly interest-only payment.
